Screening of tenants looking to rent

All applicants are screened thoroughly by doing the following: ITC Checks, Full back round checks, work history checks and affordability checks prior to signing a lease agreement. All ITC Checks are done on approval of the tenant.
Signing a lease

A legally binding lease agreement is drawn up to protect the landlord and tenant by defining clearly the approach for handling rental payments and collections, increases, deposits, maintenance issues and damage claims.
Experienced Letting Consultants ensure that all the terms and conditions are well understood. The singing of the lease agreement can be done with the consultants to ensure that any misunderstood clauses or phrases can be interpreted immediately. Copies of the signed lease are issued to the tenant for easy reference.
Deposits

Deposits are necessary to protect the landlord’s investment and as a security to cover any damages caused or default during the lease term. All deposits are kept in trust and are paid back to the tenant on post inspection of the property.
Inspections

Pre-occupation and post-occupation inspections are conducted on rented properties. Damages are itemised and a request for quote for the restoration of the property is sent to our Maintenance Department. The final account for restoring the unit to the standard defined by the pre-occupation inspection, allowing for standard wear and tear, is offset against the deposit balance before being refunded.
