- Clear understanding of the Companies Act and the Sectional Titles Act ensure that Trustees have assistance in all matters related to their duties in respect of these Acts, including dispute resolution and enforcement of the Rules.

Electronic banking facilities are available in house through both ABSA and FNB ensuring efficient services at reduced charges

Weekly reconciliation of bank account places Trustees in a position to make accurate assessments of the financial status of the scheme

Investment of surplus funds

Annual estimates of income and expenditure in consultation with Trustees

Assistance for Trustees in the presentation of the budget at Annual General Meeting (AGM)

Assistance for Trustees in the preparation of Annual Reports

Preparation of accounting documentation for audit purposes at year-end

Assistance with presentation of audited Financial Statements at AGM

Attend to insurance matters and process claims

Assist with legal matters as and when required

Assists and advise the Trustees in the enforcement of the rules adopted by the Body Corporate / Homeowners Association (HOA), as well as Annexure 8 Management rules and Annexure 9 Conduct Rules of the Sectional Titles Act and in respect of the HOA, the Constitution (Articles of Association). These are attended to with specific instruction from the Trustees

Assist in preparation and/or amendment of the rules as may be applicable from time to time

Strict control in respect of the collection of levies and other amounts as may become due and payable to Body Corporate / Association

Preparation of monthly arrear report for submission to Trustees

Verification of payments from available funds of all accounts payable

Negotiate on behalf of the Trustees with:
- Professional persons, firms or other organisations in respect of legal matters if and when
necessary and/or required

Professional persons, firm or other organisations for the drawing up of specifications work to be
done on the common property, and

Outside contractors to do work perform services if and when necessary and/or required

Endeavour to recover from owners the costs of repairs or replacement for which they are liable in law, whether arising from lease commitments or where a tenant/owner has damaged the property

Assist in the preparation of employment contracts for gardeners, general workers, caretakers, if and when required
